🔍 Do you (the Realtor) see any problems with the house?

As a Realtor, it is our responsibility to point out any areas of opportunity in the home and any material defects that could affect the safety or integrity of the home. "Problems" are subjective. I've often been in homes that were in serious disarray, but the Buyer had a vision and the skills and resources to bring it back to life. Even things like asbestos, water damage, and mold can all be remediated. It's also possible to ask the Seller to fix some things up as a condition of the sale of the home. Good Realtors can come to a viable solution for all parties.

Here are some recommendations to ensure a smooth home buying process:

🔹 Always get a professional Home Inspection.

🔹 Ensure the home is insurable at a reasonable rate; get quotes before firming up with your home insurance company.

🔹 Make sure your Lender will finance the home.

If you are unable to obtain any of the above three things, there are likely red flags that will need special accommodation. Unless you are a contractor or extremely skilled and qualified, you may want to move on to an easier-to-manage or update home.

Remember, selling or buying a home is the largest financial transaction you will likely make in a lifetime. Always follow sound data and guidance and partner with a professional Realtor you trust.
